Most sellers underestimate how much preparation goes into a successful listing. The sellers who achieve top-of-market prices aren't lucky — they're methodical. This checklist covers every category you need to address before your home hits the MLS.
Documentation and disclosure
- Order a Digs Report or pre-listing inspection
- Gather permits for any additions, renovations, or system replacements
- Compile appliance manuals, warranties, and service records
- Complete your state-required seller disclosure form accurately
Structural and mechanical systems
- Roof: inspect for missing shingles, damaged flashing, and gutter condition
- Foundation: check for cracks, settling, or drainage issues around the perimeter
- HVAC: service units, replace filters, and document last service date
- Plumbing: fix dripping faucets, slow drains, and any visible supply line corrosion
- Electrical: test all outlets and switches; replace any non-functioning fixtures
Interior and cosmetic preparation
- Repaint walls in neutral, current tones — avoid stark white or dated colors
- Deep clean every surface including inside cabinets, appliances, and closets
- Replace worn carpet or refinish hardwood floors where condition is poor
- Repair drywall cracks, nail pops, and water-stained ceilings
- Update dated light fixtures and hardware for a high-ROI refresh

- Power wash siding, driveway, and walkways
- Freshen landscaping: mulch beds, trim shrubs, plant seasonal color
- Paint or replace the front door; update house numbers and exterior lighting
- Repair fencing, gates, and any visible deck or patio damage
